Hathaway Moving Out Guidelines

If and when your plans require you to move, please notify Hathaway Properties of your intent to vacate in writing at least 30 days prior to your lease expiration date or intended move-out date. After you notify Hathaway Properties, please be sure to do the following:

  1. Contact all utility companies and notify them of your move-out date and terminate service/billing in your name.
  2. Contact the leasing agent/property manager to arrange for house, mailbox and garage keys and garage remote control return. The leasing agent/property manager will do an apartment inspection generally within 24 hours of the date you vacate. You do not have to be present during the apartment inspection.
  3. Be sure to close all window blinds and close and lock the front door before you leave your home. Please take out all trash to either the dumpster or garbage cart and wheel it to the end of your driveway.

Security Deposit

Your security deposit cannot be applied toward your last month’s rent. If you fulfill your lease according to its terms and conditions, only charges for damages and excessive cleaning (excluding normal wear and tear) will be deducted from your security deposit. The balance of your security deposit will be refunded within approximately 30 days after your move-out.

Forwarding Address

In the event that you have not turned in the Hathaway Properties Forwarding Address Form prior to your vacate, you must notify Hathaway Properties in writing within four (4) days after you move of a forwarding address where you can be reached and where you will receive mail, otherwise Hathaway Properties shall be relieved of sending you an itemized list of damages and the penalties adherent to that failure.

Vacating Instructions

In order to obtain the full return of your security deposit, you should leave your home in the condition you found it to be in (less normal wear and tear) when you moved in. If an item in the home does get damaged, you will be responsible for the actual cost of labor and materials to repair or replace the item. If excessive cleaning is required, you will be charged accordingly.

General

Please be sure to remove all nails, hooks, etc… you do NOT need to spackle and sand holes...our maintenance team prefers to repair the walls themselves. Dust and/or wipe down the light fixtures, baseboards and window treatments. The interior glass on the windows should be cleaned. Remove all personal property and garbage from the garage, closets and storage areas. The patio or deck and garage are to be swept clean. Light bulbs, including those in your garage and appliances should be left in working order.

Carpeting

Upon moving out, please vacuum the carpet. It is best not to try and remove a carpet stain yourself. Permanent damage to the fibers and color most often occurs as a result of someone ‘trying’ to remove a stain. Many over-the-counter stain remover products contain brighteners that lighten the color of the carpet and can cause a larger and lighter stain. You will not be charged for stains that are removed during the normal steam cleaning process.

Our carpet cleaning contractor will attempt to treat stubborn stains first. If the stain cannot be removed, dying or patching will be considered as an alternative option. Patches cannot be made in traffic areas. If a stain is large or if there are several stains that cannot be removed, the carpeting on the entire floor will be replaced. You will be charged a depreciated value for the carpeting that is replaced.

In the Kitchen

After the refrigerator has been cleaned, please leave it on at its lowest setting. The range, broiler pan, drip pans, and shelving should be cleaned with an oven cleaning product. Please remove all shelf paper and wipe out the cabinets and drawers. The cabinet doors, counter tops, dishwasher door and floors need to be washed.

In the Bathroom

All bathroom fixtures should be sanitized. The bathtub/shower enclosure should scrubbed free of soap scum and hard water deposits. Please wipe out cabinets and drawers. Mirrors should be polished. Floors need to be washed.
